Manufacturing housing has gained momentum as a hot asset class due to its robust fundamentals, stable occupancy rates, and increasing rents. These real estate types are seen as an efficient way to address growing housing affordability challenges across the country. The Sun Belt, particularly Florida, Arizona, Texas, and New Mexico, is among the most coveted areas for MHC investment. A mobile home park near Steamboat Springs in Colorado has been saved by residents who banded together to save their neighborhood. The mobile home park, which was previously owned by an investment company, was sold for $8 million in July 2024. The community cooperative secured a 25-year, $7.75 million loan from the Yampa Valley Community Foundation to purchase the property, with the goal of closing on January 31. The residents, who own small businesses, work in schools, grocery stores, restaurants, and ski resorts. The community has raised about $20,000 on their own through fundraisers and aims to start with a $50,000 reserve fund. Lot rent prices will stay at $925 per month, with a 3% increase anticipated annually to keep up with inflation and operations costs. The cooperative will have to run like a business, monitoring water supply, rental properties, snow removal, and paying bills to insurance and utilities. The majority of residents are excited for future success, and the community is grateful for the recognition of their contributions to the community.

The U.S. Department of Housing and Urban Development (HUD) has allocated $225 million under its Preservation and Reinvestment Initiative for Community Enhancement (PRICE) programs to improve the conditions of manufactured home communities across 26 states. The grants, awarded to 17 awardees, aim to repair, upgrade, and preserve affordable housing, particularly in rural and tribal areas. HUD aims to preserve affordability, improve infrastructure, and empower residents through resident-driven management models. The first federal grant program specifically designed for residents of manufactured homes is $38,125,875.00. The single largest award grant, $38.1 million, was awarded to ROC USA LLC, a non-profit supporting resident ownership of manufactured housing in 12 states. The funding will enhance technical assistance and financing for resident-owned communities, fund critical repairs, infrastructure upgrades, and resident services, and support communities transitioning to resident management. The winning proposals invest in communities, empower residents, and prioritize long-term affordability.
